HC Estate Letting is the trading name of HC Property (Yorkshire) Ltd, and we let serviced office suites to small firms and sole traders across the region. The idea behind the business is straightforward enough: a business should be able to move into a working office without buying furniture, arranging utilities or chasing a broadband provider for a start date that keeps slipping.
We take on buildings and fit them out as serviced suites, which means the desks, chairs, meeting rooms, kitchen and internet connection are in place before anyone signs. We keep the smaller units deliberately small, because a two-person accountancy practice does not want to pay for floor space it will never fill, and we hold one or two larger suites for tenants who grow.
The day-to-day running sits with us rather than with the tenant. We deal with the cleaner, the electrician who has to be called when a circuit trips, the meter readings and the waste collection. Tenants get a monthly invoice that covers the suite and the shared areas, and they get a key or a fob on the day they move in.
We are a landlord, not a serviced office operator with dozens of sites and a national call centre. Tenants can reach the people who make the decisions about the building, and faults reported in the morning are usually dealt with the same day. That is the model, and we keep it that way on purpose.
